You can apply by completing our online rental application. You’ll need to provide proof of income, rental history, and a government-issued photo ID. There’s a non-refundable application fee to cover processing.
We assess applications based on income (typically 2-3x the monthly rent), credit history, rental references, background checks. We also allow guarantors and co-signers. Applicants with a history of evictions or significant unpaid debts may be declined.

Yes, the application fee is non-refundable and covers the cost of background and credit checks. The fee ensures we can process applications efficiently.

Your lease will outline the terms of your tenancy, including rent amount, due dates, maintenance responsibilities, rules for pets, and other property-specific policies. It protects both you and the property owner.
Once approved and before moving in, a security deposit of one month’s rent is required. First month’d rent is due on the day of move in as well as any pet deposits.
-Move in dates are discussed and agreed to prior to lease docs being sent over for signing, a security deposit is required, once approved to rent with us will hold the property for up to 30 days prior to your move in. Additional hold deposits can be requested for longer hold times. Rent will be pro-rated based on your move in date.
Submit a maintenance request through our tenant portal. For emergencies (like water leaks or no heat), call our 24/7 maintenance hotline for immediate assistance.
Many of our properties are pet-friendly. You may be required to pay a pet deposit and/or a monthly pet rent. Certain breeds or types of pets may have restrictions, so please check your lease agreement.
If you need to end your lease early, you may be responsible for a lease-break fee and rent until the property is re-rented. Contact us to discuss your options and minimize penalties.
Security Deposit’s are returned within 60 days post tenant’s move out to the last known address of the tenant or forwarding address given by Tenant. Deposit’s are returned via one of two methods: if tenant inputs their bank information in the tenant portal and selects this option prior to moving out or via USPS certified mail.
Move Out Fees:
a) Carpet Cleaning: Tenant(s) agree that upon vacating the leased premises, the carpets will be professionally cleaned at the expense of the Tenant(s), deducted from the Tenant(s) security deposit and to the satisfaction of the Owner/Agent. If Tenant(s) contract to clean the carpets on their own, cleaning must be performed by a reputable company using a truck-mounted system and a paid receipt must be furnished to the Owner/Agent no later than 12 noon the day of move-out. Portable rental carpet cleaning machines are not considered professional and to the satisfaction of the Owner/Agent. Owner/Agent reserves the right to re-clean the carpets if necessary with the contractor of Owner/Agent’s choice.
(b) General House Cleaning: Upon vacating the leased premises, Owner/Agent shall contract for a deep move-out cleaning at the Tenant(s) expense if deemed necessary. If Tenant(s) choose to contract out general cleaning the cleaning must be performed by a reputable company and a receipt must be provided. If Tenant(s) clean on their own, Owner/Agent reserves the right to re-clean with the contractor of the Owner/ Agent’s choice and the fee shall be deducted from the Tenant(s) security deposit.
(c) Painting: Upon vacating the property, Owner/Agent shall contract for any painting damages, including but not limited to painting entire walls, rooms, or the entire property if necessary. General minor touch-up paint shall be considered everyday wear and tear and paid for by the Owner. Tenant(s) agree to pay any additional painting costs which would be deducted out of Tenant(s) security deposit. If Tenant(s) choose to paint on their own, including bad attempts at patching wall holes, Owner/Agent reserves the right to re-paint if necessary with Owner/Agent’s choice of contractor at Tenant(s) expense.
(d) Other Move-Out Fees: Tenant(s) shall be liable for any and all move-out fees. These charges could include, but are NOT limited to unpaid rent and late fees, unpaid utilities and a utility disconnect fee; un-reimbursed service charges; damages or repairs (beyond normal and reasonable wear); replacement cost of Landlord’s property that Tenant(s) received, or was in, or attached to the leased premises and is missing or damaged; replacing dead or missing smoke detector batteries or detectors themselves, utilities for repairs or cleaning, trips to let in company representatives for any reason; key duplication; un-returned keys; missing lockboxes; missing or burned out light bulbs; stickers, scratches, burns, stains or unapproved holes, removing or re-keying unauthorized security devices or alarm systems; lease break fees, packing or removing property; removing illegally parked vehicles; HOA fines (if applicable); late payment and returned check charges and any court-awarded legal fees and costs awarded to Landlord against Tenant(s).
